About the Insulation Takeoff

The Dan Man Tools Insulation Takeoff turns a PDF plan set of up to 50 sheets into insulation quantities and a priced Excel bid for Utah Climate Zone 5B — roof R-49, walls R-21, floors R-30, slab edge R-10 × 2 ft. Free during beta; built for Salt Lake County insulation contractors and estimators.

What R-values does Salt Lake County require for insulation?

Salt Lake County is in Climate Zone 5B under the 2021 IRC with Utah amendments: R-49 for ceilings and roofs, R-21 cavity for wood-frame walls (or R-15 plus R-5 continuous, or R-15 continuous), R-30 for floors over garages and outdoor air, R-10 slab edge insulation 2 feet deep, and R-15 for basement or crawl space walls. Unvented roofs need at least R-20 of air-impermeable insulation at the deck. Confirm the code edition in effect when the permit is applied for.

How does the insulation takeoff tool work?

Upload a PDF plan set. The tool reads every page, auto-selects floor plans, elevations, sections and roof plans, and — with an automatic takeoff — reads up to 50 sheets in batches of 8, records the measurements from each sheet, then combines them into quantities per building for spray foam, blown or batt insulation, walls, floors over garages, window and door foam, and fire stopping. You review the numbers and the per-sheet log, enter unit prices and export a formatted Excel bid sheet.

How many plan sheets can it read?

Up to 50 sheets per run — enough for most full residential and multifamily plan sets. Large PDFs work on a computer or a recent phone; the tool warns before opening files over 150 MB.

Is the insulation takeoff tool free?

Yes, it is free during beta. Hand-entered takeoffs, pricing, sharing and Excel export need no account. The automatic plan takeoff uses your own Anthropic API key. Annual team plans are on the Store page.

Does it work on a phone?

Yes. It runs full-screen on iPhone and Android, reads PDF plans on the device, and can be added to the home screen. Takeoffs can be shared by text or email as a link, QR code, Excel file or text summary.

What does the Excel export include?

A Takeoff tab with a quantity column per building, total quantities, unit prices, extended costs with overage, section subtotals, base bid total, cost per dwelling unit, alternates and review flags; a Code & Assumptions tab; a Line Definitions tab; and a Sheet Log tab listing what was read from each plan page. Totals are live Excel formulas.

How accurate is the automatic takeoff?

It reads every selected sheet, prefers written dimensions, and shows its work sheet by sheet so you can check it. No automated takeoff is guaranteed exact — field-verify dimensions and confirm window sizes against the window schedule before bidding.

Quick start

  1. Project — type the project name, address, GC and your name.
  2. Plans — upload the PDF plan set. The key sheets are selected for you.
  3. Run automatic takeoff (needs an API key, see below), or skip it and type quantities by hand.
  4. Buildings — check the building names and unit counts.
  5. Takeoff & pricing — review every quantity, read the flags, and enter your unit prices.
  6. Export Excel — the button at the bottom downloads a bid-ready workbook.

Everything you type is kept on this device automatically, so you can close the page and pick up where you left off.

1. Project

Project name, address, general contractor and estimator print at the top of the Excel export and set its file name.

Save project file / Open project file

Save project file downloads a small .json file with every quantity, price, note and flag. Use it to move a takeoff to another phone or computer, send it to a coworker, or keep an archive. Open project file loads one back in and replaces what's on screen.

2. Plans

Scanned plans with no text layer still work from the images, but written dimensions can't be read as text, so results are less precise.

Automatic takeoff

Claude reads the selected sheets and the PDF text, identifies each building, and fills in quantities for every line using the Utah Climate Zone 5 method described in Line items. It also lists flags — assumptions it made and things to verify.

What you need

Running it

Treat the result as a first pass, the way you'd treat a junior estimator's takeoff: spot-check a wall run and a floor area against the plans before you price it.

Sharing from your phone

Tap Share at the bottom of the screen. Every option opens your phone's own share menu (Messages, Mail, WhatsApp, Drive, AirDrop). Where a phone can't share a file type directly, it saves the file instead and you send it from Files or Downloads.

Takeoff links and the tool link only work once the page is on a website. If you opened this page as a file on your device, host it first (below).

Troubleshooting

Upload button does nothingUpdate your phone and browser to the latest version. In some in-app browsers (Facebook, Instagram, email apps) file pickers are blocked — open the link in Safari or Chrome instead.
“Couldn't read that PDF”The file may be password protected or damaged. Re-export it from the source or print it to a new PDF.
“That API key was rejected”Copy the key again from console.anthropic.com — no spaces — and tap Test key.
“Out of credit”Add billing at console.anthropic.com, then run again.
“Too many requests”Wait a minute and run again.
“Plan set too large”Clear some sheets (keep plans, elevations, sections) and run again.
Very large PDF (100 MB+)Use a computer or a recent phone. If the phone runs out of memory, re-save the PDF with “Reduce file size”, or split it and run the architectural sheets.
Some sheets “not read”Run again — batches that failed are retried from scratch. Or check those pages by hand; they're listed in Sheet review.
Takeoff stops partwayKeep the screen awake and the page in front; phones pause background tabs.
Export does nothingAllow downloads for this site, or try another browser. On iPhone, look for the share sheet.
Numbers look offSelect the missing sheets (sections and elevations especially), switch to Highest accuracy, and run again — or correct them by hand.
